Andrew McKiggan — Principal and Licensed Real Estate Agent, Gawler East Real Estate

Most people think a real estate agent's job is to tell them what their home is worth.

I don't see it that way.

Property websites can show you sales data. Market reports can show you median prices. Portals can tell you how many homes are currently listed and what they sold for last month. That information is more accessible than it has ever been.

But data is not a decision. It is the beginning of a question.

The number you see on a screen tells you what happened. It does not tell you why it happened, what it means for your property specifically, or what you should do next. Property portals can show different metrics depending on how they are calculated. The value is not in the data. It is in knowing how to interpret it.

My role is to interpret that data — to combine it with current market conditions, current buyer behaviour, and experience — and turn it into meaningful information that helps homeowners make confident decisions.

That is what I believe every vendor deserves. Not more data. Better interpretation.

My role is not to provide more data.
It is to interpret that data, turn it into meaningful information,
and use experience to help homeowners make confident decisions.

Confidence Comes from Understanding — Gawler East Real Estate

Why I Started Gawler East Real Estate

After years in business, I kept noticing the same pattern.

Homeowners were not short of information. They had access to the same portals, the same sales data, the same market reports that every agent used. What they were short of was someone prepared to interpret that information honestly — to explain what the comparable sales actually meant for their property, challenge assumptions that would cost them money, and help them make confident decisions rather than comfortable ones.

That question is the one I ask about every recommendation I make — about pricing, commission, marketing spend, presentation, and timing. If the honest answer is no, I will not make the recommendation. That is why I started Gawler East Real Estate.

An Honest Introduction

Although I have held a real estate licence since 2012, for most of that time my primary focus remained the technology business I founded years earlier.

Before establishing Gawler East Real Estate as my full-time focus, I had spent more than two decades running my own businesses — the longest of which, KickStart Computers, an Australian technology business established in 2007, continues to operate successfully today. That experience taught me negotiation, commercial decision-making, customer service, and the importance of helping people make confident purchasing decisions — principles I now apply to every property sale.

Gawler East Real Estate is the newest chapter of my career. While I transition into real estate full-time, I am applying the same commercial thinking, negotiation skills, and customer-first approach that helped me build that business over more than two decades.

This is not my first business. It is my next one.

I did not move into real estate because something else failed. I moved because I wanted a new challenge — and because I believe there is a genuine gap in this market for an agent who approaches property the way a business owner approaches any commercial decision: with evidence, with honesty, and with the vendor's outcome as the only measure of success.

If someone asks how many homes I currently have listed, the honest answer is that Gawler East Real Estate is newer than many established agencies. What I bring instead is more than two decades of running a successful business, making commercial decisions under pressure, negotiating in competitive markets, and building a reputation based on helping people make the right choice — not the convenient one.

Experience is not only measured in the number of homes sold. It is measured in the quality of the decisions you have helped people make over a lifetime in business.

I am still building Gawler East Real Estate, just as I built my previous business. That means earning trust one client, one recommendation, and one successful sale at a time. I am comfortable with that — because lasting reputations are built that way.

What I Actually Do

When a vendor receives an appraisal, most agents present a number. Very few explain the reasoning behind it.

Knowing what your home is likely to achieve is only part of the story. The more useful questions are: why is it worth that, how are buyers likely to compare your property against the others they are also considering, and what does the current market data tell us about how your campaign should be structured?

Those questions cannot be answered by a portal. They require someone to interpret the data in the context of this market, at this moment, for this property.

The judgement I bring does not come from claiming to have seen every type of property campaign. It comes from decades of making commercial decisions, negotiating with customers, analysing markets, and helping people avoid expensive mistakes. Real estate applies those same principles in a different setting.

Every recommendation I make has to answer one question: will this genuinely improve the outcome for the homeowner? If the answer is no, I will not make the recommendation. That applies to commission rates, marketing packages, presentation spend, pricing strategy, and timing decisions equally.

Why I Think the Way I Do

The way I approach property did not start in real estate. It was shaped over decades of running a business where every commercial decision mattered.

Two Decades in Business — Negotiation, Interpretation and Judgement

For almost three decades I built and operated my own technology business in a highly competitive market where buyers could compare products almost line for line. Price alone rarely determined the outcome.

The real difference came from helping people understand what the specifications did not show, identifying what had been overlooked, and guiding customers toward the decision that best suited their needs — not necessarily the most expensive one.

Looking back, I was not simply selling technology. I was interpreting information, applying experience, and helping people make confident decisions. That is exactly the approach I now bring to residential property.

Business Ownership — Cost Control

Running a business also teaches you the difference between spending money and investing it. Every dollar has to produce a return.

That same thinking now shapes every recommendation I make about marketing, presentation, and campaign costs. If I do not believe an expense will genuinely improve the outcome for a homeowner, I will not recommend it.

Real Estate — Where Everything Comes Together

By the time I chose to focus on real estate full-time, I already had decades of commercial negotiation, business ownership, and customer experience behind me. Real estate became the place where those skills came together.

Every appraisal, pricing strategy, and negotiation draws on that experience — not simply to provide data, but to interpret it and help homeowners make confident decisions.

The Army — A Foundation, Not the Story

Before all of that came the Army. It taught me the value of preparation, personal responsibility, and making decisions before pressure arrives. Those lessons still influence how I approach every property campaign today — but it was decades in business that truly shaped how I think about helping people make important decisions.

Most vendors only sell a small number of homes in their lifetime. The decisions made during that campaign have consequences that follow them for years.

Those decisions deserve more than data. They deserve someone who has spent decades learning how to interpret it — and who is honest enough to say so plainly.

This is not my first business. It is my next one — and I am building it the same way I built the last one. By earning trust one client at a time.

Data tells us what happened.
Interpretation turns it into meaningful information.
Experience helps determine what should happen next.

Selling your home in the Gawler district and surrounding suburbs — most vendors don't know what they could save on commission

With 1.5% commission or lower, most vendors keep significantly more of their sale price than they would with a standard agency. See exactly what the difference looks like on your home — by exploring what you could save on your home sale.

Saving on commission only matters if you achieve the right price. Every campaign is built around protecting your result from day one — by following a proven property pricing strategy.

That price starts with real evidence, not guesswork — see how we build your price from verified comparable sales.
